Rezone Process

Rezone Process

To apply for a rezone, a property owner must submit the following to the city recorder:

  1. A completed Rezone Application
  2. Payment of rezone fees
  3. A complete legal description of the property proposed to be rezoned
  4. A list of all adjacent property owners within 300 feet of the property, including their addresses

The recorder reviews the submission and places the application on a Planning Commission agenda. The application then goes through this review process:

  1. Planning Commission — first meeting: the Commission determines whether to hold a public hearing on the proposed rezone. If they decide to hold the hearing, a notice is published per state requirements.
  2. Public hearing: the Commission hears all public questions, comments, and concerns regarding the rezone. The City notifies adjacent property owners of the proposed rezone.
  3. Planning Commission — same meeting as hearing: the Commission may review the application and motion to make a recommendation to the City Council.
  4. City Council review: at the next available City Council meeting, the Council reviews the application and the Planning Commission's recommendation to approve or deny the rezone.
